You have decided to put your house on the market. Odds are you want to sell your home as quickly as possible. There are a few simple things you can do to make the process of selling your home fast and painless. The first step is to get your house ready to be shown to potential buyers. In order to do that, there are a few things you should keep in mind.

The key to showing your house is to do what you can to get potential buyers to think of YOUR home as THEIR home. How can you do that? First you need to make sure your house is spic and span from top to bottom. You will need to go through your home and de-clutter. Countertops and shelves should be virtually bare. Closets should be neat and as empty as possible. Box things up and store them away. Many people are using pod services. These are small storage trailers that you can use when you are getting ready to move. If you don't want to spend the money, ask a friend if you can store some things in their basement or garage temporarily. The last resort is to store boxes in your own basement or garage. This is least favorable as you want to keep these areas as uncluttered as possible as well.

Next, you will want to rid your home of as many personal items as possible. This includes family photos, children's refrigerator artwork etc. You can replace photographs in frames with inexpensive artwork or you can print off pictures of scenery from the web to replace the pictures of Aunt Mary at the beach. Other personal items that should be put away before you show your home are personal toiletries like toothbrushes, soap, and shampoo in the shower. Remember, you are trying to get the potential buyer to start thinking of your home as his. He doesn't need or want to know that you use Rogaine or have sensitive gums.

Finally, you have to remember that everyone's home has a certain "smell". Perhaps it is the type of cooking you do, or the cleaning products you use. Whatever signature smell your home has, you will have to do what you can to make sure your home smells as generic as possible. Open doors and windows to air your home out a few hours before you show it. Put some cut flowers on the kitchen table. Bake a quick batch of cinnamon muffins or chocolate chip cookies right before people start to look at your home. Cinnamon and chocolate are considered pleasing smells to most people. Avoid burning candles as many people will view this as a sign that you are trying to cover up something.

Taking the time to do all of these thing will without a doubt increase your chances of getting an offer on your house in record time. Happy selling!
